Westin Oaks Subdivision—
80 Acre Development
In 1984, Carson Davis Real Estate was the first on the scene in the development of Westin Oaks, an 80 acre track that is now a thriving center of retail commerce. This successful development now boasts a Hampton Inn, Super 8 and Comfort Inn motels, a Cracker Barrell Restaurant, an automobile dealership, truck stop, and is home to the local Charter Cable Service.
Carson remembers that this project required a lot skill and patience and really tested his initial vision that has become a reality today. “We were the first in there. We always believed that this area had great potential. After our initial involvement, we hit a bump in the road when the local real estate economy stagnated in 1985. Yet, we persisted and were able to put in the streets that year. After a seven year dormant period, the property saw a procession of rapid growth and is now the vibrant economic success we always imagined it to be,” said Carson.
Rogers-Moore Parkway—Lincoln Park Community Development
Indeed, Carson Davis has found a field of endeavor that he truly loves, and his desire to create real estate solutions has not only impacted the Hammond business community, but its citizens as well. Carson and his staff recently attended the opening ceremonies for the Rogers-Moore Parkway, a secondary access road into and out of the Lincoln Park Community. Limited access across railroad tracks made this community a potential danger zone for a possible derailment of chemical carrying train cars. City traffic engineers feared that lives could be lost as long as there was no secondary access road.
Beset with continuous delays in reaching an agreement with the primary land owner who could grant permission for the road to be built, Carson Davis was asked by the City of Hammond to help broker a resolution. He met with all parties involved and documented their concerns and then worked with them to create a “win-win” outcome. The result was so appreciated by all the parties that Carson Davis was awarded a plaque for his key work in the negotiations of the land deal by the Mayor of Hammond. “While this required a lot of hard work, creativity and patience to get it done, it really gives me a lot of satisfaction knowing that we not only helped the property owner and the City accomplish their goals, but a whole community has been helped and lives better protected from potential disaster,” concluded Carson.
The Palace Theatre — 40 Acre Development
In 1997, Carson and his staff began work on another major venture that brought the Palace Theatre, a stadium seating style cinema, to Hammond along with numerous retail, medical and professional office sites. Carson Davis Real Estate developed 27 acres and served as the broker for another 12 acres. As part of this successful project, Carson built a new headquarters where his offices are located today. “Our offices are located right in one of the most active areas of town. We are witnessing much of the growth that we envisioned 20 years ago,” continued Carson.
